Job Description Summary

Title: Lettings Manager
Location: Manchester

Reports To: Head of Lettings
WORKING PATTERN: Our work style is hybrid, which involves spending at least four days per week, or 80% of our time, at one of our office sites

Own the end-to-end lettings journey across our residential portfolio. Drive occupancy, reduce voids, and ensure a consistently excellent customer experience. Maintain accurate records and enable smooth handoffs between Leasing, Property Management, and Customer teams.

Job Description

Key Responsibilities

Portfolio Delivery & Performance

  • Manage all lettings activities (marketing homes, enquiry management, viewings, offers, tenancy progression and referencing, Right to Rent compliance, co-ordination of move in appointments, renewals) to target and on time.
  • Actively reduce re let times in stabilised stock and optimise pricing to achieve ERV/target rents.
  • Maintain accurate pipeline and MI (enquiries → viewings → applications → lets), providing updates and actions.

Scheme Mobilisation (New Developments)

  • Work with other teams to ensure properties are ready for leasing and occupancy.
  • Execute a ‘coming soon’ and day 1 marketing plan; enable pre leasing where feasible.

Marketing Execution & Demand Generation

  • Work with Operational teams to analyse rents and performance to maximise the efficiency and returns of our portfolio.

Customer Journey & Compliance

  • Run consistent, high quality viewing events and follow ups in line with our SOPs; capture and act on feedback within agreed SLAs.
  • Ensure applicants meet Lloyds Living’s referencing criteria (affordability, credit, Right to Rent) and that ASTs and prescribed information are issued correctly.

Systems, Data & Process Control

  • Keep accurate records across our PMS platform, SLM, including vacancy status, notice dates, diary tasks and tenancy documentation. 
  • Escalate risks, bottlenecks, possible improvements and exceptions promptly.

Stakeholder & Partner Management

  • Coordinate with managing agents and regional teams to progress viewings, applications and lets; challenge under performance and agree recovery plans.
  • Work closely with Property Management teams to ensure smooth hand overs.

Skills & Experience
Must Have

  • Over five years senior lettings experience leading and growing teams across marketing, viewings, negotiation, move ins and renewals, ideally in new build or PRS.
  • Confident running mobilisations and launches with multiple stakeholders and tight timelines.
  • Solid working knowledge of UK lettings compliance (Right to Rent, prescribed information) and practical property standards at re let.
  • Competent user of lettings/PM systems (SLM, Qube).
  • Experience coordinating with managing agents in multi site portfolios and using dynamic pricing/incentive levers.

Nice to Have

  • Exposure to Shared Ownership or mixed tenure settings.
  • ARLA/Propertymark or equivalent accreditation (or willingness to work toward it).
